How my rate watch works (and why it is not spam)

Most people close their mortgage and never hear from their loan officer again until they go looking. I run it differently. After we close, you go on my rate watch — and here is exactly what that means, because "we will watch rates for you" is the kind of thing everyone says and few people do.

What I am watching

I keep track of where the market is relative to the loan you already have. Not a generic "rates dropped" headline. Your specific situation: your balance, your current terms, how long you plan to stay, and what a refinance would cost you to do. A rate move only matters if it matters for you, and most of the time a small dip does not.

When you hear from me

You hear from me when the math crosses a line worth a real conversation — when refinancing could change your position after accounting for the cost of doing it. When that happens, I call or text you directly, tell you what I am seeing, and we run your numbers together. No blast email to a list of five hundred people. No countdown timer.

When you do not hear from me

Most months, nothing. That is on purpose. If the market has not moved in a way that helps you, reaching out just to stay top-of-mind wastes your time, and I would rather protect the relationship than fill your inbox. Silence from me means nothing is worth acting on yet, and that is a real answer too.

Why I never lead with a number

You will notice I do not put a rate or a payment in a text. I cannot, and honestly would not, quote you a number without running your real file — a teaser rate that does not apply to you is worse than useless. Anyone can flash a low number to get you to call. What you need is the real math on your loan, and that only exists once we run it. So I lead with "it might be worth a look," never with a promise.

The point

Rate watch is not a product I am selling you. It is just how I stay useful after the loan closes — quietly keeping an eye out, and speaking up only when it is worth your time. That is the reputation I run on, and I protect it.
