Why work with a mortgage broker instead of walking into your bank

Aaron Knutson · November 25, 2025

When most people think about getting a home loan, they picture walking into their bank. It is familiar. It is also, for a lot of borrowers, not the best starting point — and the reason is simple.

A bank sells you one menu

When you apply at a bank, you get that bank's loan programs and that bank's guidelines. If your situation fits neatly inside them, great. If it does not — self-employed income, a credit quirk, a property type the bank is cautious about — the answer is often just "no," and you are back to square one with no clear next step.

A broker shops the market for you

A broker works with many lenders at once. When I take your file, I am not trying to fit you into one box — I am looking across a range of options to find the one that actually fits how you earn, what you are buying, and what you are trying to do. You get more paths, and you get someone whose job is to find the right one rather than sell the only one.

Who actually works for you

This is the part that matters most to me. A broker works for the borrower, not the lender. My business runs almost entirely on referrals and repeat clients, which only happens if the people I work with feel like I was on their side. So I explain every number, I pick up the phone when you call, and I tell you the honest answer even when it is not the one you were hoping for. That is the whole reputation, and I protect it.

Local matters more than people expect

I have been doing this in Roseville since 2010. I know the neighborhoods, the newer communities and their special assessments, the appraisers, the timelines. When something needs to move fast — and around here I can close in as few as ten days — knowing the local landscape is the difference between smooth and stressful.

The bottom line

A bank can offer you the bank's loan. A broker finds you the loan that fits. If you are buying or refinancing in Placer or Sacramento County, that is worth a conversation before you sign anything. Learn how Cali Mortgage works and let us talk — the first call is the easy one.
